Two things can be wrong with your system in Jupiter

Cleanliness — is the system a source?
We open it up and look at the air handler, evaporator coil, blower wheel, plenum and accessible duct runs for accumulation, moisture, condensation and visible growth — and where it is, which decides the scope of the work.
Jupiter runs from waterfront property in the east out to the larger lots of Jupiter Farms in the west, and the systems change as you go. Nearer the water, outdoor equipment takes salt exposure and indoor humidity loads are higher. Further inland the houses are bigger and the mechanical setups more varied. Seasonal occupancy matters here too — a house closed up for months with the system barely running is a very different starting condition from one lived in year-round, and it produces a specific pattern: the owner returns, the house smells wrong, and the first contractor through the door quotes a replacement.

Performance — is it doing its job?
Gauges go on the system. We look at refrigerant-side behaviour — subcooling and superheat — along with airflow and overall operating condition. In this climate the real test is whether the equipment controls temperature and humidity. A system that holds temperature but never gets the moisture out leaves a house cold, clammy and growing something.

Common questions about HVAC assessments in Jupiter
Does being near the water change what you find?
It changes the condition of the metal and the pace at which things go wrong. Salt air is hard on condenser coils, cabinets, drain pans and fasteners, and a system on the barrier island or close to the Loxahatchee will often show corrosion years before an identical unit a few miles inland. That matters for the repair-or-replace question in particular: two systems of the same age can be in genuinely different shape, and the age on the data plate tells you very little on its own.
The house is closed up for part of the year. Is that a problem?
It can be. A seasonal property in Jupiter spends months with the system either off or running on a setback, and a building that is not being dehumidified in a Florida summer is a building where moisture finds somewhere to settle. What we look for in those cases is what the closed months left behind — in the air handler, on the coil, in the plenum — and whether the way the system is being run while nobody is there is creating the problem year after year.

Yes, and it is common here. Larger Jupiter homes frequently run two, three or more systems zoned across the house, and they rarely present the same way — one handler in a hot attic and another in conditioned space will age and perform very differently.
